<p>Finding your decorating style is not as hard as you might think. Everybody has their own style and asking someone else to decorate your living space is not always the best idea. Your style is unique and explaining it to someone else is not always easy. Here are three ways to get in touch with your style – so get out a pen and paper!</p>
<ol>
<li>Start by examining the way you are dressed. Take what you wear and strip it down to the very basics. What colors do you like? Is it punk? Hip-hop? Glam? What kind of jewelry are you wearing? Chunky? Delicate? No jewelry at all? Write it on your paper.</li>
<li>Look at lots of art. Make sure you look through different types too. Start with the classics and work your way up into modern artwork. Do you like classic dreamy paintings or the exotic airy style of minimalist art? Does the art style match your style of dressing or is it the opposite? Add it to your paper.</li>
<li>Critically examine your hobbies. Do you like biking? Music and bands? Figure out who or what you want on your walls and how they fit with your other style components.</li>
</ol>
<p>Combine your style paper into a list of what you like. Zebra stripes, fluffy pink pillows and the hard rock band Rammstein will give you a unique look – but it will also make your living space something you can relate to. <p>1. Take a look at the furniture you already have for the room you want to decorate. If you already have something you like, it&#8217;s easy to base your theme around that item of furniture. If you have a black dresser in your bedroom, you could use it to develop an Oriental theme. A lemon yellow beanbag chair could be the basis for modern décor in your living room.</p>

While renting may have a lot of similarities no matter what kind of place you have, there are going to be some differences just by default. When it comes to the place you live in, a house and an apartment are never going to be quite the same as one another.</p>
<p>For one thing, a house makes you in charge of it. While apartments will generally have heating systems and other components that are linked together, a house is all on its own. There are conjoined houses, but you probably won&#8217;t end up living in one, because they&#8217;re a fairly rare exception to the rule. However, the main difference to consider when you consider whether you should live in a house or an apartment will ultimately come down to what you want to do from a maintenance standpoint. Maintenance is among the chief differences between one type of housing situation and the other one.</p>
<p>For one thing, mowing the lawn is going to be a concern if you are in a house. Apartment complexes will typically hire a landscaper to come and maintain their lawns, but with a house it tends to be &#8220;all you.&#8221; For another thing, observing when something is wrong at a house also tends to be your responsibility. If you are renting, you won&#8217;t have to personally fix a leak in the roof, but if you don&#8217;t personally tell your landlord about it, when he finally finds out it&#8217;ll be a more challenging task for the roofing contractors that fix it up.</p>

<p>Kids just love a room that is done up in fancy colors and has their favorite cartoon characters pasted on the walls. Although they are just kids, they do have their own sense of design and are very clear about what they want in their room and how they want it to look. In fact, kids can get very competitive with each other and often want rooms that are ‘better than’ their friends’. This is easy if you are rich parents who can hire an interior decorator to do a great job. However, for parents who will have to do most of the job themselves, here is a great idea – give your child’s room a jungle look!</p>
<p>Interior decoration can be very cost effective if you can give it some time, thought and effort. To begin with, get walls of the room painted, the top half being the blue of the sky while the bottom half is the green of grass. You then need to get smaller quantities f various colors that you will need to paint your child’s ‘jungle’. Keep in mind colors needed to make flowers and animals as well as include lots of white to paint clouds. Once you have the required colors, first draw images on the wall using alight, erasable pencil. Start by drawing large trees. You could paint a canopy over your child’s bed’s headrest. You could try painting Disney animal characters like Dumbo, Bambi as well as characters from The Jungle Book and The Lion King. Once you are through with painting, use artificial vines to line the corners of walls and wrap it around bed posts!</p>

<p>The best desert landscape is the one that only uses plants from the same region. For instance, a yard that has a mix of Saguaros and palm trees just does not look natural. If you choose to have a large Saguaro as the center piece of your yard you should look at other types of cacti to complement it – Prickly Pears and Cholla are just a couple that you can choose from.</p>

<p>Most buyers who are looking to buy a place to live seem to be stumbling over the question “whether they should be buying a home or an apartment for them?” Infact this is the question that many first time buyers have to figure out. Let me share my thoughts about buying an apartment as compared with buying a home.</p>

<li><strong>The repairs can become very costly.</strong> Sometimes the repairs that a foreclosed home requires are very easy – like a broken tile or some carpet that needs replaced. However, the repairs are often more serious than little cosmetic fixes. For instance, many inexperienced buyers suddenly find that they are in a bind money-wise because they need to completely replace an entire roof or an unstable entry way.</li>
<li><strong>Inspections do not always catch everything.</strong> You cannot rely on the home inspections to catch every single detail that will need repaired. For this reason it is a good idea to forgo the foreclosed home unless you have an eye that is experienced in construction.</li>

<p>There are so many options for what to do with the &#8220;newest&#8221; space in your home and you&#8217;ll want to evaluate what makes the most sense for you. A guest room is always a sensible option and a great way to welcome family at the holidays. Or is it time for you to have some fun in your life? How about a game room?! While a pool table may not fit in a traditional size bedroom, custom poker tables certainly would. <p>Some hazards with lake homes include that of homes that have a pool in their back yard. Children always need to be supervised, until a certain age, if they are going to the lake shore. Flooding can be an issue if there is unusual amounts of rain fall in the area. Some people may think that their home is safe, because it’s far from the shore. That may not be the truth, because some lakes are fed by natural waterways and these waterways can flood in the event of a storm.</p>
<p>Lake homes are a great place to grow up and to retire, because they offer so many activities that regular homes don’t have. Fishing trips are easy with lake homes, because you can just walk to the lake and cast a line in. Kayaking is a popular water sport among the people that live right by lakes and can be a very engaging group activity. There is nothing better than paddling to the center of a lake to be by yourself – away from the stress of the real world. Life by a lake can be very enriching and peaceful if you play an active member in your community. Most of the residents of lake homes share the same interest, because of their location. Making new friends is as easy as taking a walk through the neighborhood or going out to enjoy your own water hobbies.</p>

It&#8217;s often been said that the hardest test for a marriage, or  relationship, is building a home.  There are so many decisions to be  made! If both parties are not in agreement when the contractor begins,  you can bet there will be plenty of arguments.  Communication is  probably the most important tool any couple can have when planning that  dream palace.</p>
<p>Planning your perfect home usually begins as a causal conversation.  It  may be a young couple spending time to day dream together.  It&#8217;s rare  that home building is the pair&#8217;s first experience with finding a place  to live.  However, the communication will begin right after &#8220;I do.&#8221;   In fact, that first apartment will probably have some of the features  you&#8217;ll eventually put in the home you build.  Talk about that with your  partner.  Start a &#8220;perfect home&#8221; journal and write down your ideas.</p>
<p>If that first living space has no redeeming qualities, then it&#8217;s certain  you&#8217;ll buy accents and furniture that fit your taste.  As you and your  significant other discuss and decide on the perfect couch or most  comfortable pillows, you&#8217;ll begin to form opinions that will help you  define your collective taste.  Always be open with one another about  what you do and don&#8217;t like.  It&#8217;s amazing how big the argument will be  six months down the line because you never told your sweetheart you hate  the color red.</p>
<p>Once your lives are settled, and money is in the bank, you&#8217;ll likely  start planning your perfect home as a reality.  If you&#8217;ve kept that  journal and discovered each others likes and dislikes, you&#8217;ll find that  home building doesn&#8217;t have to be difficult.  You&#8217;ll also find that  communication with your contractor will be unified, and the project will  go much more smoothly.</p>

<p>Clayton Homes, the largest manufactured home builder in the  world introduced the i-house in 2009, and one tour of  these new concept  homes completely changes the way people think of the &#8220;trailer  house&#8221;.  Manufactured Homes have a dirty reputation, but green living  has a clean one.  Who would have ever thought a prefabricated house  would spark a green revolution in home buying?   If you&#8217;ve never seen  one of these houses, it&#8217;s worth the trip to one of the few cities in the  U.S. has them for sale.</p>
<p>Currently, there are 15 locations in the United States that are selling  the i-house.  Naturally, those cities are communities with large  retirement populations or strong environmental cultures.  They include  Austin, Little Rock, Tuscon, Albuquerque, and Crestview, FL.  For a  complete list of dealers, visit http://claytonihouse.com.  Early  marketing plans included decorating the i-house with furniture and wares  from IKEA.  This gives this very forward thinking home a crisp look on a  budget.</p>
<p>The final price on i-house can be staggering when compared to the cost  of a traditional manufactured home, but it wasn&#8217;t Clayton&#8217;s plan to sell  these houses to their traditional blue collar sales base.  These homes  start at $78,000 and can be upwards of $150,000 as the available  features are added.  These include solar panels, bamboo flooring, energy  star rated appliances, and a tankless water heater.  A smaller flex  house can be added to the layout, and this would serve as a guest room  or office.</p>
<p>If all features are added, the higher mortgage should pay for itself in  reduced energy bills.  Clayton claims that fully loaded i-houses produce  an energy bill of about $28 a month.  Along with solar panels, there is  plenty of window coverage, and the home is built with a 2&#215;6 frame,  allowing for more insulation.</p>
<p>If contemporary aesthetics and green living are up your alley, this might be the perfect home or vacation home for you.</p>

Here are three reasons that renting  could the best option for you.  Don&#8217;t think of it as a permanent option,  but it might be the right option right now.</p>
<p>Do You Know Your Credit Rating?</p>
<p>One of the biggest factors when buying a home is your credit rating.  Do  you know yours?  If not, the law allows you to receive one free credit  report a year.  Find out what your credit history looks like!  You may  find it isn&#8217;t good enough to get you a good interest rate on a mortgage.   In that case, renting is the better option for you. Then work to  improve your credit score.  Make sure you find a rental that is well  within your budget.  The cost of housing is usually our biggest expense,  so you&#8217;ll have more money to pay your other bills if you don&#8217;t rent  outside of your financial means.</p>
<p>The Cost of Maintenance</p>
<p>If you rent, your property owner or manager is responsible for the  maintenance of your home.  If you buy a home, then you&#8217;re responsible  for upkeep! 				<content:encoded><![CDATA[<p>There is nothing worse than being unprepared for a hard freeze.   It&#8217;s important to know how to keep pipes from freezing when the freeze  does come.  If you don&#8217;t protect the water pipes in your home, one may  actually burst.</p>
<p>Why Do Frozen Pipes Burst?</p>
<p>When water freezes, it expands.  Even in newer homes, that have PVC  pipes, the pipe can burst as the water thaws out and water pressure  resumes.  Usually the breach happens at a joint, so it&#8217;s not all that  hard to repair.  It&#8217;s the freezing weather and location of the pipe that  makes it difficult.  What if that pipe is under your house?  What if  you have to crawl under there in sub-freezing weather?  You only have to  do that once, and you&#8217;ll never go unprepared again.</p>
<p>How to Protect Pipes</p>
<p>If those pipes are under the house, someone has to crawl under there and  wrap them.  Home Improvement stores carry pipe insulation that is  easily slipped around the pipes.  Get more than you think you need.   This pipe covering comes in different sizes.  You&#8217;ll need the smaller  sizes for water pipes and the larger size for sewer pipes.  Also wrap  your outdoor faucets and any exposed pipes.  Budget minded people use  old towels to do this, but you can buy faucet covers that are easy to  apply.  During the freeze, keep all faucets dripping.</p>
<p>Don&#8217;t Wait For a Freezing Forecast</p>
<p>If you haven&#8217;t already wrapped your pipes, do it now!  If you live in  the country, and you have a water well, wrap the pressure tank with a  blanket.  Even if the tank is in an enclosed area, it can freeze.  If  electricity is available, an electric blanket might be in order.  It can  be turned on and off as needed. If your house is on pier and beam and  it isn&#8217;t skirted, this will be an investment you won&#8217;t regret!</p>
<p>Preparation and planning will keep the pipes from freezing.</p>

<p>What&#8217;s a Good Value?</p>
<p>The word &#8220;value&#8221; has really taken on a false meaning in our society.  We  usually equate it with &#8220;cheap.&#8221;  Well, &#8220;cheap&#8221; is just that.  Cheap!   Cheap products usually don&#8217;t last.  If you spend a little more money for  the right appliances, you will find they save you money in the long  run.  They&#8217;ll require less repairs, and they won&#8217;t have to be replaced  as often.  Keep that in mind.  Do your homework through Consumer Reports  and CNET.</p>
<p>Can LP and Kitchenaid be Serviced in Your Area?</p>
<p>Be warned!  Some of the so called superior brands are really hard to  service in certain areas.  They also have preferred repairmen who  sometimes only do warranty work, but not the other stuff.  Ultimately,  you&#8217;ll end up paying more to have the products serviced.  As a good rule  of thumb, shop locally!  Sometimes the mom and pop appliance store  nearby is the best value.  They typically have repairmen at their store  who service the brands they carry.  That means you don&#8217;t have to hunt  for a certified serviceman.  He&#8217;s right down the street!</p>
<p>Big Box Buys</p>
<p>If you purchase from Sears or Best Buy or some place like Home Depot,  make sure there are service people near you!  If you live in the  country, some of these big box stores can&#8217;t come to your home quickly.</p>
<p>These are just a few things to factor into buying the right appliances.</p>

Most DIY types will tell you they never mess with  electricity.  If you&#8217;re not a licensed expert, one mistake could mean  your house burns to the ground.</p>
<p>Building Codes</p>
<p>Electrical building codes are constantly changing.  What was considered  safe 50 years ago, is not OK in this day and age.  Even though that old  wiring may look like it&#8217;s intact, it is often insulated with cloth or  something that mice can easily chew through.  One spark and your  restoration project is over!</p>
<p>Never Go Cheap With Electricity</p>
<p>If you buy and old house and decide to restore it yourself, don&#8217;t skimp  on the electrical upgrades.  Just because someone told you the house is  electrically sound, don&#8217;t believe it!  Find a reputable licensed  electrician and have him go through the house with a fine toothed comb.   Has there been any rodent damage in the attic?  What&#8217;s in the walls?   Is the wire gauge able to handle today&#8217;s electrical needs?  Do switch  plates feel warm after the light&#8217;s been on for awhile?  What about  exposed wiring?  Would it be a good idea to replace all of the breakers  in the house?  Needless to say, electrical upgrades will be a  significant expense, but they are absolutely necessary.</p>
<p>Make Sure There are Plenty of Electrical Outlets</p>
<p>As you make your electrical upgrades, ask your electrician to install  many electrical outlets.  As you rearrange and add electrical  appliances, computers, and entertainment products, you do not want to  overload a circuit with too many things in one outlet.  Extension cords  are trip factors. Running that cord across the room is dangerous because  someone could fall, and the wires in the cord could be broken from all  the traffic.  Then fire is a hazard.</p>
<p>Be smart.  Hire that licensed electrician so your home is perfect and safe.</p>

<p>In today&#8217;s environmentally conscious world, many home owners want to go  green.  Be warned that green building can be more expensive at the  onset, but it should save the home owner plenty of money in the long  run.  As energy and building materials continue to rise in cost, getting  in on the green trend now will probably make a lot of sense to the  savvy homesteader.</p>
<p>Solar Energy is a very hot topic these days.  As an alternative electric  choice, there is a huge amount of interest in this burgeoning  technology.  The fastest way to get educated is to hit the search engine  of choice and plug in the keywords that fit your needs.  Try &#8220;solar  electric,&#8221; &#8220;solar power,&#8221; or &#8220;solar homes.&#8221;  See what you get. If you  prefer to curl up with a good book, plenty of those are available, too.</p>

<p>More and more homes are being built with HardiePlank.  This is a  wood and vinyl siding alternative that has proven to be very hearty.   However, it&#8217;s name doesn&#8217;t come from the construction pun, it comes from  the inventor, James Hardie.</p>
<p>HardiePlank looks like wood siding except for its color.  It&#8217;s base  color is a grayish white.  Some home owners like the color and don&#8217;t  paint it, but others choose to paint.  One of its benefits is that paint  does not chip and peel on HardiePlank. It&#8217;s also easy to clean with a  garden hose.  This siding material is a fiber cement composite.</p>
<p>Other benefits of this Hardie siding are that it is impervious to  termites and wood rot.  Therefore, the long term maintenance is greatly  reduced.  HardiePlank is fire resistance, so its insurance rating will  be the same as brick.  An individual who likes the look of a wood home  can save money on his homeowner&#8217;s policy by choosing the cement fiber  siding. Another advantage is that, unlike vinyl siding, HardiePlank can  be repainted.  Once vinyl is put on a house, the home owner, or  potential home buyer is stuck with that color.  Hardie can be painted  any color the buyer or owner wants.</p>
<p>If you&#8217;re a DIY home builder, it&#8217;s important to know that HardiePlank  requires a special saw blade.  A regular circular blade will dull and  not give as clean a cut.  Ultimately, the construction expenses go up as  you keep replacing that traditional blade.  Be sure to purchase a blade  specifically designed to cut through cement fiber board.  It would be a  good idea to wear a N-95 OSHA-rated dust mask or respirator while  cutting.  The dust can be a real irritant.  Finally, when setting up the  saw horses, you&#8217;ll need to put them a little closer together because  HardiePlank is heavier and flimsier than wood.</p>
<p>Although it&#8217;s more expensive, HardiePlank really could be considered the gold standard in siding.</p>

It can be  painted, but it is important to know how to paint exterior brick.  If  it&#8217;s done correctly, it will reduce the amount of exterior maintenance  your new home will need.</p>
<p>Pros of Painting Exterior Brick</p>
<p>One of the best reasons to paint brick is it turns an eyesore into  something you love.  Another great reason is that you can change the  color of your house whenever you want to!</p>
<p>Cons of Painting Exterior Brick</p>
<p>The biggest reason you wouldn&#8217;t paint brick?  You&#8217;re stuck with it!   There&#8217;s no going back once the brick has been painted.  Another drawback  is that paint requires maintenance, no matter how carefully you apply  it.</p>
<p>Getting Started</p>
<p>Before you start painting, rent a power washer and remove all dust,  spider webs, and loose masonry from the brick.  The pressure doesn&#8217;t  need to be super strong.  About 1500 -2000 psi will do it.  Take extra  care with salt deposits which are known as efflorescence.  These are the  white spots on the brick.  If there is any broken mortar, repair it  with acrylic mortar patch.</p>
<p>Time to Paint</p>
<p>The brick must be primed first, so use a high quality primer paint.   Once it&#8217;s dry, fill large cracks and gaps with a good polyurethane  caulking.  Larger gaps require and elastomeric caulk.  Now it&#8217;s time to  paint!  You can use a high quality acrylic exterior paint or an  elastomeric paint.  Elastomeric paint will expand as much as 300% to  fill in those final cracks.  Most house painters recommend spending the  extra money and using an elastomeric paint. Apply two coats to insure  maximum durability.</p>
<p>Remember that spending a little extra time in the beginning will save  you money and time in the long run, and give you years of enjoyment in  your new home.</p>

<p>Typically, the extra room needs to serve as a combination office and  guest room.  This situation usually comes up in starter homes purchased  by young professionals or couples.  Space utilization is the key to  making a small house function like a bigger house.</p>
<p>Recycle Your College Futon</p>
<p>Providing it&#8217;s still in good condition, that futon from your college  apartment can still serve its dual function as couch and bed.  If your  second bedroom is big enough, put it in there.  When the room is serving  as an office, it will make a nice place for relaxing while reading and  having conversations with work associates.  It goes without saying that  it is also your guest bed.  Try a storage ottoman as a duel function end  table or coffee table. Keep guest linens in the storage space inside.   These are fairly easy to find.  Even WalMart carries an inexpensive  option.</p>
<p>What About the Desk?</p>
<p>Fortunately, desk top computers are more space efficient these days, but  if you&#8217;re using a laptop, you won&#8217;t need as much desk space.  IKEA has  multiple, inexpensive options for space saving desks.  It may be that  the extra room only holds a desk and a futon, so you&#8217;ll need to arrange  the closet to serve as an office supply closet and clothes closet for  your extra clothes or your guest&#8217;s clothes.  A simple shelf above the  clothes rack will greatly increase storage space.  Sterilite makes  light, inexpensive and portable drawers in various sizes.  They can be  used as office storage, clothing drawers, and even a place for Christmas  decorations.  They&#8217;ll help keep the room neat.</p>
<p>With very little effort and furniture, you&#8217;ve made one room function as two.</p>

				<content:encoded><![CDATA[<p>Before you spend an enormous amount of money on an architect and  allow him to conceptualize your dream home, try to draw your own floor  plan.  It&#8217;s actually very easy to do.  Although you may ultimately need  an architect to get it just right, the rough concept should be all  yours.  It will help you solidify ideas with whoever you&#8217;re building  your house with.  Best of all, it doesn&#8217;t cost a dime to change your  mind!</p>
<p>Two Simple Tools</p>
<p>To draw your floor plan you need two simple tools.  You need a pencil  with an eraser and a pad of graph paper.  For less than five dollars,  you can start creating that dream house concept.  You can even  conceptualize 50 dream homes!  You might call this the five dollar  architect.</p>
<p>Communication</p>
<p>Before you start your drawings, make sure you communicate with your  building partner.  Do a little blue sky dreaming.  What do you want?  Do  you need a game room?  Do you want a multi-level home?  How many  bedrooms and bathrooms?  How many square feet would you like your new  home to be?  Once you&#8217;ve got some general ideas and agreements together,  start drawing.</p>
<p>One Graph Square Equals One Square Foot</p>
<p>See the beauty in this?  For every square foot you need, you&#8217;ve got a  perfect little blue square on the paper.  It might be that you draw the  general house, then turn the page and draw out each room.  You could use  it to draw porches, garages, pools, general landscaping ideas, even  plumbing diagrams.  If you draw out a living room, and you know how many  square feet a couch, entertainment center, chairs, etc. take up, you  can draw them in and see if you&#8217;ve conceptualized the right size room.   Draw in doors and windows to get a feel for wall space. Things will  really start to come together for you.</p>
<p>When you&#8217;re ready, take your ideas to an architect and start your project.</p>

However, your yard is the first impression people have of you  and your home, so it pays to keep it looking nice.  If time is in short  supply, here are a few things you can do to enjoy low maintenance  landscaping.</p>
<p>Low Maintenance Grass</p>
<p>Plant the grass that is most low maintenance for your area.  If watering  is a problem, then the drought resistance Zoysia grass might be your  best bet.  Cooler areas of the country might pick something else.  Ask  your local nursery what requires the least amount of maintenance in your  yard.</p>
<p>Try Container Plants</p>
<p>Flower beds require work. If you aren&#8217;t into weeding, seasonal planting,  and upkeep, then put your flowers and decorative plants in containers.   Get creative!  Try old wash tubs, wheel barrows, decorative pots, or  painted cinder blocks.  Have a little fun with it.  Just make sure that  whatever you pick has good drainage.  When you water, the excess needs a  place to go, so if the container is water tight, poke some holes in the  bottom.</p>
<p>Mulching</p>
<p>Even if you&#8217;ve created container beds, it will look much neater if your  create mulched beds underneath them.  Make sure to lay down weed  resistant barrier before distributing the mulch.  Commercial products  can be found at any home improvement store.  For the budget or  environmentally conscious home owner, cardboard and newspaper work just  as well!</p>
<p>Just Forget About It</p>
<p>OK.  You&#8217;re not going to mess with flowers, but you want something in  front of your house.  Try some low maintenance shrubs. Boxwoods are  fairly popular, but you will need to find out which variety works in  your area.  Junipers are another popular choice.  They&#8217;ll help keep the  weeds near the house at bay.  Shrubs may require an occasional trim, but  they are easy to maintain and easy on the eyes.</p>

Here are a few add-ons that are  probably not going to pay for themselves in home equity.</p>
<p>Swimming Pool</p>
<p>They sure do sound like a good idea on a hot summer day, and they can be  really pretty.  They&#8217;re great for parties and personal pleasure, but  they are likely to make a home harder to sell rather than easier.   Prospective buyers simply see higher utility costs, considerable  maintenance and a serious liability.  Don&#8217;t add a pool to the property  for any other reason besides a real desire to have one.</p>
<p>Master Bedroom Suite</p>
<p>These things are like adding on a small house to an existing house.  It  seems like they&#8217;d be a big selling point for a home owner, but the fact  is, they won&#8217;t increase the value of a home enough to pay for the cost  of building one.</p>
<p>Home Office Remodel</p>
<p>Hold one before building that bookcase into the wall!  What if a  prospective home buyer wants to use that office as a bedroom?  Those  built in features translate to &#8220;no thank you.&#8221;  Keep office improvements  portable.</p>
<p>Garage Addition</p>
<p>Once again, this is like building an extra little house.  It has a  concrete foundation, a frame out, usually interior finishes, and a big  fat average cost of $55,000.  That will not translate to a $55,000  increase in home value.  Do it only because there&#8217;s car that&#8217;s worth it,  and really. How many cars are worth that much money?</p>
<p>Nice features are just that.  Nice.  If home improvements are needed to  sell a home, go for practical things like energy efficiency upgrades.</p>

<p>How Much Can You Really Afford?</p>
<p>This was probably the dumbest thing banks did in the last ten years.   They ignored that question and went wild with sub prime loans.  That  means they were loaning money to people who simply couldn&#8217;t afford a  mortgage, at an interest rate that was below the prime rate.  What many  of these new home owners and their bankers didn&#8217;t think about was that  big fat balloon payment that was blowing up down the road.  Now, a  banker will only make a home loan for one third of your monthly income.</p>
<p>Down Payment</p>
<p>Expect to produce a 20% down payment when purchasing a new home.  If  that new dream house costs $150,000, then you&#8217;ll need a $30,000 down  payment.  Needless to say, you&#8217;ll need some serious equity in your  existing home, or you better start saving.</p>
<p>A Good Credit Score</p>
<p>Banks are looking for credit scores above 680, and some smaller banks  may balk at that.  Don&#8217;t run up high debt and then expect to buy a home.   Banks pay attention to all of those shopping sprees on your VISA.   Credit scores are also figured on debt to income ratio, so even though  you&#8217;re paying the bill, what kind of wiggle room do you have?</p>
<p>Maybe Not a Fixer Upper</p>
<p>Banks are looking at the condition of the home and the quality of the  location more these days, so a good buy might not be a good loan.  The  dirty on this is that the bank needs to unload that property if you  default.</p>
<p>Home loans aren&#8217;t so easy anymore, so be prepared.</p>

<p>When the housing market is in a slump like it is now, it can be  difficult to find ways to make your house work for you when it comes to  putting it on the market and selling it. Whether the home owner chooses  to use a fresh coat of paint, some new flowers or shrubs outside, a new  mailbox, or even some new outdoor lights, there are several ways to  raise the value of a house while doing very little damage to the house  owner&#8217;s wallet.</p>
<p>The television show called, &#8220;Curb Appeal&#8221; from  HGTV has it right when they spend all their time on the outside of the  house. It is that first glance, when someone pulls into the driveway and  sees the house for a first time, that tells them whether they should  just just pull back out and keep driving or take down the phone number  of the realtor so that they can ask to look at the house on the inside  as well. Besides just an array of flowers and shrubs to make the beds  look neat, adding a gazebo to the side yard or to the end of a deck in a small pond is a great way to add value to the house without spending much money.</p>
<p>One family had a gazebo that they loved in the side yard near a flower  garden. They decided to move it and added it to end of the deck in their  back yard. By cleaning up both areas of the yard this way, they were  able to add a couple thousand dollars onto their asking price. A gazebo  can stand alone as a quiet place to sit and enjoy a garden, or the home  owner can place a hot tub or jacuzzi inside the gazebo to add even more  value to the property.</p>

<p>One of the most effective ways to reduce energy costs in your  home is by using the insulation that is best for your home.  Many  factors play into picking the right insulation, so don&#8217;t assume one size  fits all.  Here are a few tips from the Department of Energy.</p>
<p>R-Value</p>
<p>Basically, R-Value refers to the insulation&#8217;s thermal resistance.  The  higher the R-Value, the more effective the insulation.  However,  improper installation of the insulation can reduce the R-Value.  If the  insulation is compressed after installing, it will not provide the  R-Value that is listed on the packaging.  The compression will make it  less effective.  For instance, if a homeowner buys insulation that is  meant for 6&#8243; studs and compresses it into 4&#8243; studs, some of the  material&#8217;s effectiveness will be lost.  Insulation placed between joists  and rafters does not retard heat flow through the joists and rafters.   This is why it is important that attic insulation covers the rafters.   Much of a home&#8217;s heating and cooling is lost through the roof, so it is  important to properly insulate the attic.</p>
<p>Insulation Product Types</p>
<p>There are a variety of insulation product types available, so it is  important to understand the best application for each type.  One of the  most common types is blankets of insulation in the form of rolls or  batts.  These are fairly common.  They come in different thickness, are  easily cut and rolled out to fit in varying spaces.  They are often made  of fiberglass, so be sure to wear protective gloves and long sleeves  when handling.  Fiberglass can cause irritating itching.</p>
<p>There are also blow in products that are good for walls, irregular  spaces and attic floors.  Foam insulation can also be blown in by a  professional installer.  The final product is rigid insulation that is  board like and provides less heat loss where space is limited for  installation.</p>
<p>Most importantly, read the label before purchasing and installing insulation.</p>

				<content:encoded><![CDATA[<p>It&#8217;s so exciting to finally be able to purchase or build that  dream home, but property taxes are very important to consider before you  purchase.  Many first time buyers don&#8217;t realize that there is a very  important payment that has to be made every year, and that is property  taxes.  All states have some form of property tax, so this is an  unavoidable expense.</p>
<p>There are certain parts of the country that just seem like the best  places to live.  Cities like Austin, Texas always list as one of the  best.  However, one could move an hour east of the that city and pay a  tenth of the property taxes!  In some cases, those city taxes may feel  like a second mortgage.  Keeping Austin as an example, some single  family lots in the central part of the city may have taxes as high at  $9,000 a year!  That&#8217;s like paying a second mortgage!</p>
<p>Even though convenience may be inhibited, it may be worth the drive to  find a community near a city like Austin to live in.  The upside is that  same house in a smaller outlier city could have greatly reduced taxes.   The downsize is the commute to work, if jobs are in the city.  The  other downside is that once a great outer community is found, lots of  people will start to migrate there, and that means traffic congestion.</p>
<p>Maybe that great city with high taxes is simply the only option for you.   In that case, the location within the city has to be considered.  You  might find a similar size house, with similar qualities in a  neighborhood where property taxes are less.  Just know that less won&#8217;t  be the same as small, surrounding towns.</p>
<p>Sometimes taxes are the reason people continue to rent.  Although  everyone wants to own a home, property taxes are a very real and very  important responsibility.  Definitely get educated before buying.</p>

				<content:encoded><![CDATA[<p>Have you ever been in an apartment in New York City?  Residents  of these tiny spaces are masters of utilizing a small space.  Efficiency  is the key.  Certainly, there are furniture and appliances that help  save space, but the way the resident lives has to be pretty austere to  make that small home work over the long haul.</p>
<p>It makes sense that starting simple will make the space seem bigger, so  that means big, bulky furniture probably won&#8217;t work.  Flat screen TVs  and computer monitors are a great invention because they save space.   However, there are the really important things, like washers and dryers  that can really eat up a lot of room.  The new high efficiency units can  be stacked on top of one another.  This way you don&#8217;t lose washing  capacity, but you save about three feet of horizontal space.  A smaller  refrigerator and stove might be necessary.  Try a drop leaf table that  can be folded out when guests are visiting, but dropped to fit a small  space on a daily basis.  If the space has high ceilings, build a loft in  the bedroom, and put a comfortable mattress up there.  This leaves the  space under the loft for a dresser or desk.</p>
<p>Ongoing efficiency means you have to be willing to reduce the amount of  &#8220;stuff&#8221; you keep around.  Don&#8217;t hang onto old clothes.  Give away books  once you&#8217;ve read them.  Read newspapers and magazines online.  Wash  dishes often so that you don&#8217;t need as many.  Don&#8217;t let mail pile up on  the table.  Learn to live neat and clean.  All that messy clutter will  make the space feel even smaller.</p>
<p>Don&#8217;t have more furniture than you need on a daily basis.  If there&#8217;s  only room for a couch, just keep some extra throw pillows around that  guests can sit on.  Instead of a coffee table, try a trunk that can also  serve as storage.</p>
<p>Be creative and efficient.</p>

<p>Traditional home construction can really inhibit the creative  spirit in a forward thinking home owner.  As people strive to push the  aesthetic and environmental aspects of home ownership, earth houses may  be just the thing for the progressive home owner.</p>
<p>Earth houses are located all over the world in many different forms and  designs, but the overarching feature that makes this design what it is  would be the fact that the homes use natural terrain to form the walls  of the house.  This does not mean the house in built underground.   Rather they are incorporated into the landscape around them.  Some may  be built into the side of hills, and some may be part of a man made  mound of earth.</p>
<p>In Taos, New Mexico, earth home outer walls are made from filling old  tires and solid waste with dirt to create strong structures.  The homes  demonstrate an innovative way to recycle large trash objects.</p>
<p>As the structures have advanced, they are being designed with windows  and natural lighting instead in dark, cave-like ways.  Keeping in step  with the structures in New Mexico, the outer &#8220;hill&#8221; faces north to  protect against the winter wind.  The south side of the home is all  windows.  This affords plenty of natural light to reduced energy costs.   Earth homes are extremely energy efficient because heat and air  conditioning are unable to escape the thick earthen walls.  The homes  also hold humidity better.</p>
<p>Since these homes follow the flow of the earth, the walls are not  square.  Therefore, the creative homeowner will find the possibilities  endless when decorating the interior.  Every earth house project is  considered a highly individual project where the focus is on the human  being rather than the structure.</p>
<p>A few drawbacks to earth homes would be too much humidity if not  properly ventilated, and dark areas opposite the window side of the  structure.  Both problems are remedied with proper construction and  planning.</p>

There is plenty of anecdotal  evidence to suggest that smaller is better when educating children, so  it&#8217;s certainly something to consider.</p>
<p>In the 1990&#8242;s the rash of school violence made officials take a second  look at school size.  Some believed that the larger schools were not  able to provide the personalized attention a troubled child might need  to prevent a tragedy.  It was also believed that minorities would do  better in small schools due to smaller class size and increased  attention to their needs.</p>
<p>However, small school districts may have some drawbacks, too.  For the  family who is looking for more education options, the small school may  be limited.  Foreign language classes may be one or two options with one  being Spanish.  Sports programs may be limited to the most popular  activities, such as football and basketball.  Therefore a child who  loves soccer or swimming may be limited in this area.  If diversity is  important, it&#8217;s less likely to exist in a small school.  If a child does  not feel comfortable with the mainstream culture, a larger school may  give that individual more chances to find a good friend group.</p>
<p>On the positive side, small school districts may give a child a better  since of placement because there are only 300 &#8211; 400 children in the  school.  The teachers may be able to give more individualized attention  due to smaller class size.  The relationship between teachers and their  community will be more prevalent.  Violence and behavioral problems will  likely be less tolerated, so the quality of the school environment may  be better.  Truancy is easier to track.  This leads to better morale in  the teachers, so the quality of instruction may be better.</p>
<p>Look at the pros and cons before deciding which is best for your family.</p>
